Our beautifully furnished town house is located in the prestigious five-star gated resort of Windsor Hills, where an impressive feature is the location, just a 10-minute drive to Disney World and within easy reach of Universal, Sea World and the many water parks. In the local area, there is a wide variety of restaurants and shopping facilities as well as easy access to some of Florida’s top golf courses.

This spacious property offers access to all the amenities of Windsor Hills, for a small fraction of the cost of staying in a traditional theme park hotel. Who wants to spend their holiday in a cramped one-room hotel room when you can enjoy an incredible home from home experience with life’s little luxuries in an amazing resort!

This beautiful 3 bedroom, 3 bathroom, two-storey town house provides everything you could need for the holiday of a lifetime, even your own fully- screened private splash pool. The modern interior is fully equipped with towels, extra linens, front load electric washer and dryer, iron, ironing board and hair dryer. The property is air-conditioned and has cable TV, free wireless internet and free local and International calls to USA/Canada.

This tastefully decorated townhouse, comprises of a large open plan living and dining area, 55 inch flat screen UHD TV and blu- ray player and a very comfortable lounging/seating area.

The kitchen comes fully equipped with the required essentials i.e. Cooker, refrigerator, microwave, dishwasher, as well as other sundries such as kettle, coffee maker, toaster, blender, utensils, crockery and cookware.

The 3 bedrooms consist of one king size master bedroom, one queen size bedroom (downstairs) and one twin- bedded room, all of which have cable TV, and most importantly, access to their own private bathroom.

The living area opens out through sliding doors to the outside private splash pool, with table and chairs on the patio for you to relax and enjoy. All of this is featured within the luxurious 5 star community that is Windsor Hills!

For families with young children there is a high chair, pack n play /crib and pushchair provided at no extra cost, for children of all ages there is also a Playstation games console.

The resort of Windsor Hills is a 24hr guard-gated community that offers many magnificent amenities for the entire family to enjoy.  Set amidst lush tropical landscaping and lagoon, the amazing clubhouse has a games room equipped with billiard tables and video game area, HD movie theatre, state of the art fitness centre, a sundry shop, and other outdoor recreational activities such as outdoor poolside Ping-Pong. All of this surrounds the heated double Olympic size swimming pool complete with hot tub area and waterslide!

If all the above is not enough, there is more! The resort recreation area has lighted tennis and basketball courts, sand volleyball, as well as a golf putting/chipping green area. Next, there is a state of the art playground area for the kids to enjoy. The unique, castle themed playground has something for everyone. A dragon guards the drawbridge over the moat and once inside, children and imaginations run wild! Whether it is a quiet game of jumbo chess or rescuing a damsel in distress from the castle dungeon, boys and girls of all ages are sure to find a one of a kind play experience!

Terms & Conditions of Occupancy

 

1. Reservation Deposit

Reservations require an initial non-refundable deposit of $300.00 USD / £260.00 GBP, upon receipt of the initial reservation deposit, a confirmation with payment due dates will be sent to the principal party named on the reservation.

Please note that short notice bookings made less than 6 weeks prior to the arrival date will require payment in full at the time of booking.

2. Payment/Balance Due

Final payment and payment of the security/damage deposit (Refundable) is due 6 weeks prior to arrival. The reservation may be cancelled without further notice if timely payment is not received by OMG by the final due date. Please see note 7 for full details of the security/damage deposit.

3. Method of Payment

All rates quoted by Orlando Magical Gateway are amounts payable in US Dollar (USD) or UK Sterling (GBP). You can make a secure payment using your debit or credit card with PayPal. Please be advised that Orlando Magical Gateway will not be responsible for any bank charges incurred by the payee.

4. Cancellations

All cancellations must be in writing and the following cancellation charges will apply:

  • Booking deposit ($300 USD / £260 GBP) = non-refundable.
  • Cancellations received 4-6 weeks from date of arrival = 50% of the total rental charge.
  • Cancellations received less than 4 weeks from the date of arrival = no refund.
5. Guest/Occupancy

The rental property is limited to the maximum occupancy as stated in the confirmation provided with these terms of occupancy. Parties exceeding maximum occupancy in the rental property will result in guest’s immediate removal with no refunds or rebates given. House parties and large gatherings exceeding maximum occupancy are prohibited and may result in the guest’s immediate removal.

6. Basis of Rental

This property is available for short-term rental on a self-catering basis. Our Management Company Enchanted Vacation Villas provides complimentary starter soap, toilet paper, and trash bags. Once these items are used, it is the guest responsibility to replenish them.

7. Security/Damage Deposit (Refundable)

The Security/Damage deposit is to insure compliance with the Terms of Occupancy. A $300 USD / £260 GBP deposit will need to be made to cover any accidental damages.

Please report any problems or damages observed in the rental property upon check in. Unreported problems, damages or missing items are assumed to have occurred during occupancy and guests shall be held responsible for those damages. Upon departure the property will be inspected and photographs will be taken of any problems, damages or missing items, any reported issues will be deducted from your security deposit and you will be informed of any charges that have been made.

Security/Damage deposits will be sent within 7 days after departure provided there are no charges pending.

The Guest agrees that OMG/Enchanted Vacation Villas can charge additional fees to cover the following:

  • Early arrival or late departure charges
  • Non-return keys, electronic key cards or lost key
  • Missing Items
  • Excessive cleaning
  • Excessive trash
  • Unauthorised pool heat
  • Unauthorised pets
  • Unnecessary service calls
  • Any relevant costs and/or additional services requested
8. Check-In/Out

Check-in is after 4:00 PM on the date of the arrival. Checking out of the property on the day of departure is at 10:00 AM. Guest will be charged one additional days rental if the property is not vacated by the specified Checkout time. All property keys must be returned in the lock box.

9. Smoking

There is absolutely NO SMOKING in our vacation rental property. Smoking inside the premises will result in additional charges.

10. Pets

There are absolutely NO PETS permitted in this rental property. Guests (including visitors and day guests) who bring pets to our non- pet property will be subject to additional fees and immediate removal from the property without refund.

11. BBQ

Barbequing is strictly prohibited.

12. Air Conditioning

The air conditioning shall not be set below 75 degrees and the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation. A/C set below 72 degree may cause the unit to freeze and as a result, guest(s) maybe held responsible for the cost of any air conditioning repairs.

13. Trash Removal

Guests are responsible for placing all trash into the bin (inside the bench-mate), which is located outside the front door ready for removal. Please note that if you are unable to close the lid on the bench-mate then you are deemed as having excess trash, this must be disposed of in the resort dumpster which is located next to the clubhouse. Any excess trash left in the property will result in additional charges to guests.

14. Parking

Parking is limited in many communities or residential areas. The Homeowner Association rules and regulations prohibit oversize vehicles such as motor homes, travel trailers or boat trailers to be parked in front of this property.

15. Quiet Hours

For the enjoyment of our guest(s) and others in the community, please respect quiet times between 10PM and 8AM daily.

16. Hurricane/Weather Policy

From June to November is hurricane season. We suggest travellers insurance.

Pool Heater: Pool heat is available for an additional charge and must be requested in advance. Please note that the colder the air temperature the less efficient the heater will be, when the air temperature drops below 50 degrees Fahrenheit the heater will not work, this is an act of nature and no refund or compensation will be given. Any tempering with the pool heater will result in additional charges for any repairs required. OMG/Enchanted Vacation Villas will not accept liability for failure of pool heat to provide adequate heating.

17. Accommodations

This privately owned rental property is individually furnished and equipped with basic items such as pillows, blankets, linens, towels, cookware, flatware and dishes. Orlando Magical Gateway and Enchanted Vacation Villas are unable to provide additional furnishings or appliances.

18. Unforeseen Circumstances

If the rental property becomes unavailable or uninhabitable, we reserve the right to move a guest to a comparable location accommodating the same number of persons and within the same price range. We cannot guarantee availability or comparability of other properties. OMG and Enchanted Vacation Villas are not liable for any acts of nature or major mechanical failure that would prohibit or limit the use of a property.

19. Mechanical & Equipment Failure/Utilities

OMG/Enchanted Vacation Villas will use its best efforts to have mechanical repairs concerning any issues with water, electrical, plumbing, air conditioning, pool equipment malfunction, appliance failures and/or any utilities failures such as electric, water, telephone, cable or internet, corrected as soon as possible, but cannot control the scheduling of outside service contractors or utility companies. NO REFUNDS will be made for mechanical failures or breakdowns. Enchanted Vacation Villas shall have the right to arrange, inspect and make repairs during the rental period. Tenant will be charged for unnecessary maintenance and service calls or repairs caused by abuse beyond normal wear and tear. NO REFUNDS will be made for the malfunction of appliances or other equipment.

20. Safety

OMG/Enchanted Vacation Villas makes every effort to provide advice and safety information. This information can be found in the property manual. It is the Guest(s) responsibility to ensure they have read and understood the contents and to learn about safety precautions and safety procedures concerning swimming or being around the pool. There are no lifeguards on the premises. An adult must supervise children at all times when using the pool facilities. It is our policy that no children under the age of 18 are left alone or un-supervised in the rental accommodation.

21. Community Amenities

Windsor Hills provides a clubhouse and recreational facilities such as pool, exercise room, games room, playground, etc. These amenities are provided for the use of the residents, owners and/or guests. The maintenance and repair of these facilities are provided by the community itself and not by OMG/Enchanted Vacation Villas. If the situation arises of any mal-function or problem with these facilities, OMG/Enchanted Vacation Villas will make the best efforts to contact the HOA and/or the responsible parties and will make sure that the problems are resolve in a timely matter. No refunds or compensation will be granted in this situation.

22. Errors & Omissions

OMG has taken great effort to ensure the information in our website and all the printed material are accurate. We cannot be held responsible for errors, omissions, or change in prices, (the owner reserves the right to change rates and rental policy without notice). Due to the rental property, being privately owned its furnishings and decor may change from time to time. OMG cannot guarantee the presence of particular listed furnishings/décor.

23. Guest Responsibility

The guest whose name appears on the confirmation is responsible for all terms and conditions set forth in this document for them, their guests or others they may have visiting or staying at the vacation rental property during their term of occupancy.

24. Disclaimer

I, and the rest of my party, in consideration of the use of the swimming facilities or exercise equipment on the property, hereby expressly assume all risks associated with our use of the swimming and exercise facilities and hereby release and hold harmless, Orlando Magical Gateway, Enchanted Vacation Villas any and all parent companies, subsidiaries, directors, officers, agents, employees, successors and assigns (the ‘Release’) from and against any and all claims, damages, liabilities, costs, expenses including reasonable attorney fees arising out of the use of the swimming facilities, whether or not caused by the negligence or negligence omission of Releasees, or any of them, including without limitation, any personal injuries (including without limitation sickness, bodily or emotional injury or death), or damages to our property notwithstanding the foresee ability of such injuries or damages, which may occur as a result of our use of the swimming facilities.

I understand that neither Orlando Magical Gateway, nor Enchanted Vacation Villas will be held liable for any accidents or injuries to the guest(s) during the rental period, including without limitation loss of money, jewellery or possessions of any kind.

I also understand that Orlando Magical Gateway privately owns this property and that the management company, Enchanted Vacation Villas first responsibility is to protect the owner’s property. OMG/Enchanted Vacation Villas reserves the right to withhold deposits, revise rental or discontinue occupancy if, in their opinion, the tenant(s) is detrimental to the premises.

Failure to comply with any of the terms herein will, at the sole discretion of OMG/Enchanted Vacation Villas will result in the eviction of all members of the party from the property, without recompense or refund. The Release and Waiver of Liability shall be governed by the law of the State of Florida without reference to its conflicts of law rules. I warrant I am at least 18 years of age and that I have read and fully understand the foregoing terms. I agree to abide by the above terms and conditions for the rental period.

Are you the owner of this townhouse?

Yes, we have visited the USA on many occasions and made the decision in May 2012 to purchase a holiday home near Disney and all its amenities. We hope that you will have the chance to enjoy all what we have enjoyed over the last 30 years, whilst staying in our competitively priced townhouse. You will be dealing directly with the owners of the property and not a management company. The photos on this web site are photos of the exact property you will be staying in and are fully up to date.

How is renting a holiday home different to staying in a hotel?

Renting a holiday home provides many of the same conveniences and comforts of your own home without the constraints or confinement to one hotel room; we believe this will make your overall holiday experience more enjoyable and less stressful!

How many people can stay in your townhouse?

Our townhouse accommodates six people plus one infant.

For larger parties requiring more accommodation, we can provide you contact details on request of other properties in the same block.

How do we make a reservation?

Firstly, check our availability calendar then complete and submit the enquiry form, within 24 hours we will advise if your chosen dates are available and quote a total price (including all taxes/fees). If you wish to make a confirmed booking, you must complete and return a signed booking form and pay the non-refundable deposit of $300.00 / £260.00, please note that we cannot confirm your dates until we are in receipt of the deposit payment. After the booking is finalized, we will email you a confirmation showing the dates booked, total price, and the date of final payment, this will be due 6 weeks prior to your arrival. Short notice, bookings made less than 6 weeks prior to the arrival date will require payment in full at the time of booking.

How do we pay?

You can make a secure payment using your debit or credit card with PayPal; simply click the “Pay Now” button located in the “Make a Payment” section, this will transfer you directly to PayPal for your payment to be completed. Please note you do not need to be a PayPal member to use the service!

Unfortunately, we do not accept personal checks or money orders. They take too long to clear, and there is a significant amount of fraud associated with these payment methods.

Please be advised that Orlando Magical Gateway will not be responsible for any bank charges incurred by the payee.

What is your cancellation policy?

We want to be fair to our guests, and know that emergency cancellations do occur. However, we are not a large corporation, and it is difficult to re-book our townhouse at short notice.

All cancellations must be in writing and the following cancellation charges will apply:

How do we check-in?

Windsor Hills is a 24hr fully secured gated community, once you reach the resort; you will need to show the guard your rental confirmation in order to obtain entry to the resort and receive a parking/gate pass. You will also need your confirmation to obtain your pass to the resort pool and clubhouse. The key for the property will be in the secure lock box at the side of the front door; we will provide you the access code prior to arrival, Check-in time is any time after 4PM.

How do we checkout?

On the morning of departure, please make a final check to ensure you have not left any of your personal belongings behind. We kindly ask that you empty all trash into the bin (inside the bench-mate) outside the front door, and place dirty dishes and silverware in the dishwasher. Please turn off all lights and appliances and lock all doors and windows before leaving, as a courtesy to us and our future guests, please try to leave the home in a reasonable state of cleanliness. After securely locking the door behind you, please leave the key in the secure lock box next to the front door. Please note you must vacate by 10AM prompt.

Do I get a private parking space?

Yes, the driveway immediately in front of the property is private and for your use only. Parking on the road (except for unloading and loading) is not permitted, additional parking is available at the end of the block.

What items should we plan to bring ourselves?

The townhouse has a very basic set of supplies provided to you, including new bars of hand/bath soap and toilet rolls in all the bathrooms.

Space permitting, you may want to pack additional supplies of:

  • Toilet rolls
  • Kitchen-size waste disposal bags
  • Washing Machine/Laundry soap for high efficiency machines
  • Dishwasher tablets
  • Tea Bags (UK guests – these can be expensive to buy especially UK brands)
Do we need to bring linens and towels?

Each of the beds will be pre made upon your arrival, a spare change of bed linen and extra blankets can be located in each bedroom closet. All of the en-suites are equipped with towels and face cloths with spare towels located in the storage cupboard upstairs; we do not provide towels for the pool so you may want to bring your own?

Will there be daily housekeeping?

No, the townhouse will have been cleaned prior to your arrival, and again upon your departure. You can request extra cleaning for an additional fee – let us know if you would like this service?

Are there any infant facilities?

If required there is a high chair and pack n play/cot available at no extra cost, all we ask is that you bring your own infant bedding , this is not provide for hygiene purposes!

What do we do if something is wrong with the Townhouse?

We recognize that sometimes things beyond our control can occur and in the unlikely event of a problem, you should contact our management company Enchanted Vacation Villas who will do everything possible to assist you. They will attempt to resolve the problem within 24 hours, but in some instances specialized professional attention may be required and these incidents will be resolved as quickly as possible. Contact details for our management company are in the townhouse information pack, they are contactable 24/7 in the event of an emergency.

Is Internet access available?

Yes, we provide secured wireless internet access free of charge!

Is there a telephone service provided?

Yes, there are two phones available in the property. Local calls are free of charge to mainland USA and Canada .

Do you allow pets?

No, sorry this is a pet free home!

Do you allow smoking?

No, we are strictly non-smoking. If our cleaning personnel determine that there has been smoking in the townhouse during your stay, we will deduct any additional cleaning charges out of your security/damage deposit!

How does the splash pool heat work?

The pool heat for our splash pool is optional and incurs an extra cost, it is normally recommended October through March. Prior to your arrival, our management company will turn the pool heat on; please note that the thermostat is not changeable by guests!

Is the Clubhouse pool heated?

Yes, the clubhouse pool is heated and at no extra charge to you!

How close is Windsor Hills to the theme parks?

Windsor Hills is located about 2.5 miles from Disney World, no more than a 10-15 minute drive to the entrance of the parks.

Universal Studios, Sea World and the many waterparks in the area are also easily accessible, normally no more than a 20-30 minute drive, subject to traffic conditions!

Is there transportation to and from the theme parks?

Uber/Taxis are widely available to provide transportation from Windsor Hills to all the Orlando area theme parks and popular shopping malls. However, we generally recommend to our guests that it is best to rent a car if someone in your party is willing to drive.
